A condominium conversion idea - Philadelphia Center City Center Curtis
We all have a passion for something in life, something that keeps our imaginations going. Some people dream of things like music or philosophy while for others it may be martial arts or medicine. It is that dream, and have dreamed of most of my life, the potential for Philadelphia real estate condominium conversion projects. I wonder which of these beautiful buildings history could turn on the highest dollar per quare foot resale value when converted to a condominium here in downtown Philadelphia.
And here is my conclusion: The Curtis Center, especially south of 25% of Center City, beautiful building sits on the northwest corner of 6th and Walnut Street.
Take a look at the window shear space. Consider that if this part of the Curtis Center has been converted into luxury condos, high end, the sales pitch:
* All units with over sized windows
* All rooms have a southern exposure
* Almost all rooms have an exhibition south
* All units neglect beautiful Washington Square Park
* All units may have an interior garage
* All units have been superb penthouse south facing views over the square
* About 10% of the units also face Independence Hall Park
* One of the most spectacular historic buildings in Downtown Philadelphia
* Fabulous Location!
In addition, I would consider making the units large enough. I would sell no units for less than $ 1,000,000 and $ 7,000,000 going to say. Each unit would have at least 2 bedrooms and 1.5 bathrooms. Maybe they have random pine wood flooring throughout the width and stainless steel appliances certainly top Viking range, Bosch, Wolf, Sub-Zero and Miele. Kitchens and bathrooms also have subway tile and granite countertops. The ability to provide individual units Penthouse with private lush garden area could be valuable with Pottery Barn Living Room Furniture now outside.
A release of a large private terrace and dressing-room difference would a nice touch to the master bedroom. A closet organizer system, similar at California Closets is an example of an upgrade that I would propose as an ingredient in each unit standard. I would add high-efficiency heating and cooling and panels that double as sunshades and solar power generators. There would be plenty of natural light entering through the large windows who also emphasize intricate moldings throughout each loft. I cut the curb on the north side of Walnut Street at the entrance of this building so that the subject of a "loading zone" a half-dozen cars parking with valet service. The owners have even the convenience of a full-time caretaker on site 24 hours ... and of course it would be a pet Philadelphia condominium.
I started play the lottery in Pennsylvania lately. Should I say win $ 250,000,000 or more, you can be sure that the southernmost 25% of the Curtis Center will be the last Philadelphia and the largest condominium conversion project to hit the market!
